1. Age can Indicate that You Need a Roof Replacement
Depending on the materials, a roof can last 25 to 30 years. However, an aging roof will have more frequent problems and repair needs and maintenance will become more expensive. Once a roof gets past 20 years old, it’s time to plan for a roof replacement. You’ll save money on repairs, improve your home’s curb appeal, and increase your property value.
2. Curling and Buckling Shingles
Three-tab and architectural roof shingles are constructed by embedding an underlayment with a pliable, waterproof material like asphalt. Granules embedded into the asphalt add a layer of protection against the elements.
As your asphalt shingles age, the material begins to dry out, causing the corners to curl or the edges to buckle. If you see multiple misshapen shingles, your roofing materials are starting to deteriorate and you will need a roof replacement in the near future.
3. Missing or Broken Shingles
High winds and severe storms sometimes cause shingles to lift up. They may tear completely away and leave a gap, or the shingle might be compromised at the attachment point and break apart.
One or two missing or broken shingles can easily be replaced. However, if you have several broken pieces or large patches of missing shingles, you should consider installing a new roof.
4. Damaged and Failing Flashing
Flashing on the roof keeps water from getting in around a chimney, vent, or skylight. If the flashing is missing or starts to pull away, water can seep inside. The moisture will damage the roof deck and the rafters. If it is not repaired in a timely fashion, the damage can become extensive.

Inspect your attic when the sun is at its highest point. If you see daylight coming in through the roof, you should contact a roofer immediately. If light can get through your roofing, so can water. Repairs or a roof replacement are needed.
6. Granules in the Gutter
One of the lesser-known signs that you need a new roof is finding granules in the gutter or on the ground. The granules on asphalt shingles stay in place for years. However, when the asphalt starts to dry out, the granules become loose.
Finding a few granules here and there isn’t a cause for concern, but if you regularly find a significant amount of granules, your roof is no longer performing at its best and you should think about replacing your roof.
7. If Your Roof is Leaking, it’s Time for a Replacement.
The most obvious signs your roof needs to be replaced are leaks. As the roof ages, water leaks become more common. Damage from winds and storms can tear shingles and leave your roof vulnerable to water intrusion. If you notice water in the attic, have a professional come inspect your home.
